  • Buyer’s Inspections

    Our buyer’s home inspections are completely comprehensive. We will accompany you on an inspection and walkthrough of the home you’re interested in buying, and assess its condition using our multi-point home inspection checklist.

  • Seller’s Inspections

    If you are listing your home on the market and would like to have its condition assessed beforehand, Wharton Home Inspections is here to help. The inspector will assess the home and its major systems to determine if the home has been well-maintained and that the home is in good condition to be put up for sale.

  • Walk Through Consultation

    A budget friendly option for clients looking for a professional opinion on individual systems, post-inspection repairs, or investment properties. We offer an hourly rate to review your chosen areas of concern, giving you the opportunity to take notes and pictures while we describe our findings. This is a great option for those trying to get an edge in today’s competitive market.

  • Radon Testing

    Radon is a natural, radioactive gas present in many homes in central Ohio, and is the second leading cause of lung cancer. Using a 48 hour electronic monitor we can determine the levels of radon in your home.

  • Termite Inspections

    Termite infestations and damage can affect any home. Whether you’re buying, selling or refinancing a home, a comprehensive wood destroying insect inspection by our licensed inspectors can give you peace of mind.

  • Mold Testing

    Thermal imaging is an advanced technology not typically included in a standard home inspection. Wharton Home Inspections uses infrared cameras to help identify moisture, insulation and electrical concerns in every one of our inspections.

  • Well Water Testing

  • Gas Line Inspections

    Have your natural gas or propane supply lines tested for leaks. With the use of an electronic gas leak detector, we can identify leaks from the gas meter/propane tank to your gas fixtures. Includes a one year warranty.

  • 11 Month Inspections

    Most builders offer a one-year warranty on a new home. We perform a full home inspection before the builder’s warranty expires. Just because your home is new, doesn’t necessarily mean it is defect free.

Day of Inspection

Should I walk around the house with you?

Absolutely. I’m happy to explain everything I’m looking at. There will be times where I need to focus and evaluate, but feel free to tag along and ask questions.

Can my agent be there too?

Yes! Agents are encouraged to be there and be engaged so they can know what they’re writing up in your Repair Request Addendum.

Do I need to setup the inspection with the seller?

No. We have access to scheduling services and lockboxes same as your realtor. We take care of it all for you.

The Report

What should I be looking for?

My reports have lots of images to help you recall what you’re looking at. I break down my reports into areas that are safety hazards and other recommended items to fix/ask for.

The summary will be the most helpful area of the report, right at the top.

Will there be recommendations on who to call?

With each defect I include which type of contractor you will need to search for to get quotes.

Can you give me some preferred contractors to call?

I have a few contractors that I’ve worked with in the past that I can recommend. I still recommend you contact at least 3 in each area for quotes and do your own research.
